What You Need to Know When Selling Your Home With Solar
NOTE: The information below applies to purchased solar systems only. If your system is leased, please refer to the resources and guidance provided by your lease provider for details specific to your agreement.
If you're planning to sell your home and it has a solar system installed, there are a few important considerations to ensure a smooth transition for both you and the buyer.
1. Understanding Your Solar Financing Options
When selling a home with solar, you generally have two main options:
Pay off the solar loan at closing:
Many homeowners choose to use proceeds from the home sale to pay off their solar loan. This can simplify the transaction and may make the home more attractive to buyers.Transfer (assign) the loan to the buyer:
In some cases, your solar loan can be assumed by the buyer. This typically requires the buyer to meet your loan provider’s credit requirements and receive approval.
👉 It’s best to contact your loan provider directly for specific guidance on the transfer process. This is not always an option depending on your lender.
2. Warranty & Ownership Transfer Process
After the home is sold:
Contact EMPWR Solar
You will receive an authorization form to initiate the warranty transfer.
The new homeowner will then complete a transfer form.
If your Manufacturer has a warranty transfer process, you will complete at this time as well (Enphase Transfer of Ownership)
Once completed, the new homeowner will gain access to the system’s monitoring platform and warranty coverage.
3. Utility Notification & Billing Setup
It’s important that the utility company is notified of the ownership change. The new homeowner will need to:
Inform the utility provider about the solar (PV) system
Ensure they are placed on the correct billing plan compatible with solar (e.g., net metering)
4. Leave All Solar Equipment Behind
To avoid delays or complications, make sure all solar-related equipment remains at the home, including:
Monitoring devices
Communication hardware
Any system-related components
This ensures the new homeowner can easily take over and operate the system.
